Site assessments are free for sites within the Klang Valley (Kuala Lumpur, Selangor and Putrajaya). For sites outside the Klang Valley, we charge a travel fee quoted upfront based on distance — and if you award us the project, the full fee is deducted from your contract, so it effectively costs you nothing. We used to drive anywhere in Malaysia for free, but long unconfirmed trips push up overheads that every client ends up paying for. This way, serious projects everywhere still get a proper site visit — fairly.

Fit-Out Contractor for KL, Selangor
& Nationwide Malaysia

We're based in Kepong (Jinjang), Kuala Lumpur — about 20 minutes from the city centre — which puts most of the Klang Valley within an easy site visit. The bulk of our day-to-day work is renovation and fit-out in KL and Selangor: mall lots, shoplots, corporate offices, drive-thrus and showrooms.

Outside the Klang Valley, we've delivered projects in nearly every state in Malaysia — Penang, Johor Bahru, Ipoh, Melaka, Kuantan, Kota Bharu, Alor Setar, Kuala Terengganu, and as far as Kuching, Sarawak. Franchise rollout work took us there, and the local authority experience came with it.

Things Clients Usually Ask Us

How long does a typical F&B fit-out take in Malaysia?
Most F&B outlets take 6–12 weeks from site handover to opening. A simple kiosk can be done in 3–4 weeks. Larger full-service restaurants or mall anchor lots can stretch to 16 weeks, usually because of mall authority requirements rather than the build itself. We give you a milestone schedule before any work starts, so there's a date to hold us to.
Is the free site assessment really free?
Within the Klang Valley — yes, completely free, no obligation. For sites further out, we quote a travel fee upfront based on distance, and deduct it in full from your contract if you award us the project. We'll be honest about why: we used to drive hundreds of kilometres for visits that went nowhere, and that overhead ends up in everyone's pricing. This keeps things fair for clients who are serious — wherever they are in Malaysia.
Do you handle authority submissions and local council paperwork?
Yes — all of it. Mall management, BOMBA, DBKL, and local councils (MBPJ, MPS and other majlis depending on where your site is). Drawing submissions, technical approvals, follow-ups, and the meetings nobody enjoys attending. It's one of the main reasons clients stay with us: the paperwork has one owner, and it's us.

What does G7 CIDB registration mean for my project?
G7 is the highest contractor grade issued by CIDB Malaysia — registered to take on contracts of unlimited value. Practically, it means we're fully registered, insured and accountable, and it matters because many mall operators and developers won't approve a fit-out without a G7 contractor on record.
What does a restaurant fit-out cost in KL?
As a rough guide: a small F&B kiosk runs RM80,000–RM150,000, a mid-size restaurant (500–1,500 sqft) around RM150,000–RM400,000, and premium outlets can go past RM500,000. The honest answer is it depends on your site condition, kitchen requirements and brand spec — which is exactly what the site assessment pins down. You'll get an itemised number, not a range.
Do you work with franchise brand ID requirements?
Yes — it's most of what we do. We've worked inside the brand guidelines of KFC, Pizza Hut, Nando's, Texas Chicken, Starbucks and others for years. We coordinate directly with your brand's ID team and build to HQ spec without dragging the timeline.
Can you handle multiple outlet openings at the same time?
Yes. Multi-site rollouts are our bread and butter — we've handled batch openings and 35-outlet upgrade programmes for national franchise operators.
